Annual boiler servicing
Boiler Service in Birmingham
A yearly boiler service checks your boiler burns gas safely, clears the debris that builds up inside it and catches worn parts before they leave you without heating or hot water in winter.
- Combi, system and regular boilers
- Flue gas and safety device checks
- Written record of what was checked

Boilers serviced in homes across Birmingham
What the work involves
A boiler can keep producing heat long after it has stopped burning cleanly. Burners collect dust, the condensate trap slowly fills with sludge, seals on the combustion chamber harden, and a flue joint can loosen without any obvious sign indoors. An annual boiler service is how those problems are found while the boiler is still working, rather than on the first cold morning in November.
We arrange boiler servicing for homeowners and landlords across the city and the towns we cover around Birmingham. Landlords often book the service at the same visit as their landlord gas safety certificate, which saves a second appointment with the tenant. If the service turns up a fault that needs parts, the work moves on to a boiler repair once you have agreed it.
Boiler service overview
A boiler service is a set of inspections, tests and cleaning carried out to the manufacturer's service instructions for your particular model. It is not the same as a gas safety check, which looks at whether appliances are safe to use, although a service includes those safety tests as well.
Gas work in the UK must by law be carried out by a Gas Safe registered engineer, and that includes opening a boiler's sealed combustion chamber during a service. You can ask to see the engineer's Gas Safe ID card, which lists the types of appliance they are qualified to work on, and check it against the public register.
Servicing also keeps the paperwork in order. Most manufacturers ask for a yearly service during the warranty period they offer, and it is worth keeping the record in the boiler's logbook, sometimes called the Benchmark checklist, which sits with the installation paperwork.
Annual boiler service and safety checks
What the engineer does depends on the boiler, but a typical annual boiler service includes:
- A visual check of the boiler, its casing seal, the gas supply and the flue route from boiler to terminal
- A flue gas analyser reading to check combustion is correct and the flue is clearing properly
- Checking the gas pressure and burner operation against the manufacturer's data
- Inspecting and, where needed, cleaning the burner, heat exchanger and electrodes
- Cleaning the condensate trap and checking the condensate pipe runs clear to its drain
- Testing the safety devices, including flame supervision and pressure relief
- Checking system pressure and the expansion vessel charge
On combis we also check hot water delivery and the diverter valve's switch between heating and hot water. Everything checked, and anything found, is written up for you.
Boiler fault diagnosis and repairs
A service often shows up faults that have not yet stopped the boiler. Picking them up at this stage means they can be fixed on your timetable, not in the middle of a cold snap.
Common findings
- A leaking or weeping pressure relief valve, often traced back to a flat expansion vessel
- Pressure that drops over days, pointing to a small leak on the system or a failing vessel
- Worn or cracked ignition and flame sensing electrodes
- A partly blocked condensate trap or siphon
- Scale or sludge restricting the plate heat exchanger on a combi
What happens next
If a fault is found, we explain what it is, whether it is safe to keep using the boiler and what the repair would involve. Nothing is replaced without your agreement. Where an appliance is found to be dangerous, the engineer is required to advise you not to use it and, with your permission, make it safe.
Boiler brands and models covered
We service all the common makes of gas boiler found in Birmingham homes, including Worcester Bosch, Vaillant, Ideal, Baxi, Viessmann, Glow-worm and Potterton, along with older and less common models still in use.
The type of boiler makes more difference to the service than the badge on the front.
- Combi boilers: heating and hot water from one unit, no tanks. The plate heat exchanger and diverter valve get extra attention.
- System boilers: supply a hot water cylinder, with the pump and expansion vessel built in.
- Regular (heat only) boilers: work with a cold water tank in the loft and a cylinder, common in larger 1930s semis around Bournville and Northfield.
Birmingham's mains water is soft, so scale inside combis is less of a problem here than in some harder water towns nearby in the Black Country. Sludge from old radiators and steel pipework is the more common issue, and a service is a good point to check the system water and inhibitor level.
Urgent boiler problems between services
Boilers do not always wait for the next service date to go wrong. Urgent jobs, such as no heating or hot water for a household with young children or elderly people, are prioritised. A few checks while you wait can sometimes get the boiler going or give us useful information.
- Check the pressure gauge. Below the level marked on the gauge, most sealed systems will lock out, and topping up through the filling loop may clear it.
- In freezing weather, a frozen condensate pipe is a common cause of lockout. Pouring warm (not boiling) water along the outside section can thaw it.
- Note the fault code or flashing light on the display.
- Check the thermostat and programmer are calling for heat and have not lost their settings.
If you smell gas, turn off the gas at the meter, open windows, do not use electrical switches, and call the national gas emergency number straight away.
How it works
What happens on a service visit
Most of the visit is spent inside the boiler, and you are told what was found before we leave.
- 01

Book the service
Tell us the boiler make and model if you know it, whether it is a combi or runs a cylinder, and when it was last serviced. Landlords should mention tenant access.
- 02

Check before opening
The engineer checks the boiler working, takes flue gas readings and inspects the flue and gas supply before the case is taken off.
- 03

Clean and test
Internal parts are inspected and cleaned as the manufacturer requires, seals are checked, the condensate trap is cleared and safety devices are tested.
- 04

Record the results
Final readings are taken, the service record is completed and you are told about anything that needs attention, with a clear explanation and a price for any repair.

Questions
Boiler Service: questions people ask

How often should my boiler be serviced?
Once a year is the usual recommendation from boiler manufacturers, and it is often a condition of the warranty they offer. Many people book in late summer or early autumn, so any fault is found before the heating is needed every day. Landlords usually line it up with the annual gas safety check.
Is a boiler service the same as a gas safety certificate?
No. A gas safety check confirms each gas appliance, flue and pipework is safe to use, and landlords are legally required to have one done every year. A service goes further, cleaning and checking the boiler against the manufacturer instructions to keep it running well. They can be done on the same visit.
Will I need to be without heating on the day?
Only while the engineer is working on the boiler. The heating and hot water are turned off for the inspection and cleaning, then back on for the final tests. Try to have the boiler cupboard cleared and the area around the flue outside reachable, as that speeds things up.
My boiler is old. Is it still worth servicing?
Yes, as long as parts are still available for it. An older boiler arguably needs a service more, because seals, electrodes and heat exchangers wear with age. If the engineer finds the boiler is unsafe or no longer repairable, you will be told clearly so you can plan a replacement.
Why is there water dripping from a pipe outside my house?
It depends on the pipe. The white plastic condensate pipe from a condensing boiler drips while the boiler runs, which is normal. A copper pipe dripping outside, often through the wall near the boiler, is usually the pressure relief discharge, and that points to a fault such as a failed expansion vessel. Mention it when you book.
Do you service boilers in flats with communal heating?
We service individual gas boilers in flats. Where a flat is heated from a communal plant room, through a heat interface unit, the central plant is usually maintained by the building management, though the unit in your flat can still be checked. Tell us what you have when you book.
