What the work involves

A new boiler is not just a box on the wall. It has to suit the number of bathrooms in the house, the water pressure in your street, the size of your radiators and where a flue can legally go. Get those right and the boiler replacement runs quietly for years. Get them wrong and you end up with a combi that cannot keep two showers going, or a boiler that short-cycles because it is far too big for the house.

We fit new boilers in homes across the city and the wider area around Birmingham, from 1930s semis in Northfield to modern apartments near the city centre. Old systems carry sludge, and a new heat exchanger does not like it, so most installations include cleaning the system first, sometimes with a power flush where the radiators are badly silted.

What decides the cost of a new boiler

Every boiler installation is priced after looking at the house, because two jobs that sound identical can be very different on the day. The main things that move the price are:

  • Whether it is a like-for-like swap in the same spot or a move to a new position, such as from a kitchen to a loft or airing cupboard
  • A change of system type, for example taking out a hot water cylinder and loft tanks to go combi
  • The flue route, including whether a vertical flue through the roof or a plume kit is needed
  • Whether the gas pipe needs upsizing to feed the new boiler properly
  • How much cleaning the existing system needs, and whether radiators or valves are due for replacement

The make and output of the boiler matter too, but less than people expect. A good survey will usually show that the pipework and flue decide more of the cost than the appliance itself.

Boiler replacement options

There are three main types, and the right one depends on how the house uses hot water.

Combi boilers

A combi heats water on demand from the mains, so there is no cylinder and no loft tanks. It suits flats and houses with one bathroom. Because Birmingham's mains pressure varies from street to street, we check the flow rate at the kitchen tap before recommending one, as a combi cannot deliver more hot water than the incoming main allows.

System and regular boilers

A system boiler works with a hot water cylinder, usually unvented and fed from the mains, and suits homes with two or more bathrooms used at the same time. A regular (heat only) boiler keeps the open-vented setup with a cold water tank and feed and expansion tank in the loft. It is often the simplest swap in older houses with gravity-fed hot water, and avoids stressing old pipework with mains pressure.

What is included in a full installation

A proper installation covers more than hanging the boiler. On a typical job it includes:

  • Removing and disposing of the old boiler, and any redundant tanks or cylinder if the system is changing
  • Cleaning the heating system with a chemical cleanse or power flush, then adding inhibitor
  • Fitting a magnetic system filter on the return pipe to catch future sludge
  • New flue, condensate pipe run to a suitable drain, and gas pipe checks or upgrades
  • Controls: a programmer and room thermostat as a minimum, with TRVs on radiators where needed

The condensate pipe deserves a mention. Modern condensing boilers discharge slightly acidic water, and a pipe run outside the house can freeze in a cold spell and lock the boiler out. Where possible we run it internally to a waste pipe, or use a larger diameter and insulation where it has to go outside.

Installation process and timeline

It starts with a survey. We measure the heat demand of the rooms, look at the radiators and pipe sizes, check the gas meter and pipe run, test the incoming water flow, and look at where the flue can legally terminate, bearing in mind windows, boundaries and neighbouring buildings.

On a like-for-like combi swap in the same position, the work is often finished in a day or two. Converting from a regular boiler with loft tanks to a combi, or moving the boiler to a different room, takes longer because pipework has to be rerouted and tanks removed. Expect the heating and hot water to be off for most of the working days involved.

At the end the system is filled, purged of air, balanced so every radiator warms evenly, and the boiler is commissioned. We set the controls with you, show you how to repressurise the system and where the filter is, and complete the manufacturer's Benchmark checklist.

Gas safety law and building regulations

By law, anyone installing a gas boiler in the UK must be a Gas Safe registered engineer, and that registration must cover the specific type of work. You can ask to see the engineer's ID card and check it against the public register before any work starts.

Fitting a new boiler is also notifiable work under the Building Regulations. The installer notifies it through the Gas Safe register, and the homeowner then receives a Building Regulations compliance certificate by post. Keep it with the Benchmark checklist, as you will be asked for both if you sell the house.

In England, the rules for replacement boilers also set a minimum level of controls. A combi installation must include a timer and room thermostat, plus one extra energy saving measure, such as weather compensation, load compensation, smart controls with automation and optimisation, or flue gas heat recovery. Registering the boiler with the manufacturer is usually part of commissioning.

Using less gas with a new boiler

Modern condensing boilers recover heat from the flue gases that older non-condensing boilers sent straight out of the wall. They only do that well when the water returning from the radiators is cool enough, which is why set-up matters as much as the boiler itself.

  • Lower flow temperatures on the heating side keep the boiler condensing for more of the time
  • Weather compensation adjusts the flow temperature to the outdoor temperature, so the house is heated gently rather than in bursts
  • Correctly sized boilers modulate down instead of switching on and off
  • Balanced radiators and working TRVs stop some rooms overheating while others stay cold

Birmingham's soft mains water, most of it from the Elan Valley, is kind to the plate heat exchangers in combis, but sludge from old steel radiators is not. A clean system and a filter do more for a new boiler's running than any feature on the box.

How it works

From survey to commissioned boiler

Four stages, each one agreed with you before it starts.

  1. Reading the job through before the visit
    01

    Home survey

We look at the rooms, radiators, gas supply, water flow and flue options, and talk through how many people live in the house and how hot water is used day to day.

  2. Finding the stopcock and meter before work starts
    02

    Written recommendation

You get the boiler type and size we suggest, where it will go, any pipework or flue changes, and the reasoning. Alternatives are laid out so you can compare them properly.

  3. Drilling a wall for a pipe fixing
    03

    Clean and install

The old boiler comes out, the system is cleaned, and the new boiler, filter, flue, condensate and controls go in. Floors and furniture near the work area are protected.

  4. A finished boiler and cylinder installation
    04

    Commission and hand over

The boiler is tested, set up and commissioned, the Benchmark checklist is filled in and the job is notified. We show you the controls, pressure gauge and filter before leaving.

Questions

Boiler Installation: questions people ask

Boiler Installation
Can I have a combi boiler if I have two bathrooms?

Sometimes. A larger combi can serve two bathrooms if they are rarely used at the same time and the mains supply is strong. If two showers regularly run together, a combi will struggle and a system boiler with a cylinder is usually a better fit. We test the flow and pressure at the survey before advising.

Can the new boiler go in a different place?

Usually, yes. Common moves are from a kitchen into a loft, airing cupboard or utility room. The limits are the flue, which must terminate in a safe position, the condensate drain, and the gas pipe, which may need upsizing over a longer run. A loft boiler also needs boarding, lighting and a fixed ladder for access.

Will my radiators need replacing?

Not normally. Radiators that heat evenly and do not leak can stay. We check for cold spots at the bottom, which suggest sludge, and look at whether rooms have enough radiator output for a lower flow temperature. Any radiators that are corroded or badly undersized are pointed out at the survey.

What paperwork should I get after installation?

You should receive the completed Benchmark checklist in the boiler manual, the manufacturer's registration details, and a Building Regulations compliance certificate, which arrives by post after the installation is notified. Keep all three together. They are needed for manufacturer claims and are commonly asked for when a house is sold.

How often should a new boiler be serviced?

Once a year. Annual servicing is normally a condition of the manufacturer's cover, and it lets the engineer check combustion, clean the condensate trap and inspect the seals. The system filter should be cleaned out at the same visit.

Do I need to be at home during the installation?

Someone needs to be there at the start to go over the plan and at the end for the handover, so we can show you the controls. In between, many people carry on with their day, though it helps to have access to the loft, meter and every room with a radiator.
